Open houses are a key part of the process of successfully selling your property, and some of you may be currently contemplating this step. Summer is well underway, and open houses tend to be a bit more abundant right now. So how can you stand out?

Tidying up your home before an open house is a necessary first step. This includes the back and front yards, and planting some new flowers is a nice touch–maybe add some to the interior as well! Consider investing in a few inexpensive items that can add some sparkle, such as new bath mats, shower curtains, towels, etc. Freshness of scent is important. Put away anything that might be a visual distraction, including your collection of souvenirs from all 50 states, the gigantic portrait of your dog, and personal hygiene items in the bathrooms. A crowded house actually looks smaller than the real dimensions. Consider moving some furniture out of a room if it feels cluttered. Aim for a decorating scheme that is spacious, while still feeling homey and warm.

Once your home is clean and elegantly staged for your open house, it is time to attract viewers. Street signs that draw potential buyers to your home are a good start. Your open house should also be listed in the MLS. And there are other publicity possibilities available to you, such as Realtor.com, Craigslist and local newspapers.
